So, Why Should You Get a Home Inspection?
Did you know that less than 10% of your home is visible during a standard walk-through? That means that sometimes, even when a house looks wonderful at first glance, a closer examination can reveal a multitude of issues that could end up becoming major, costly problems if not taken care of correctly.
Who wants to make a major investment in what they believe to be their “dream home” only to find out after closing that it needs HUNDREDS or THOUSANDS of dollars worth of repairs? NOT YOU.
That’s why scheduling a home inspection with Property Inspector, LLC is a necessary part of your real estate buying process. Protect yourself, your family, and your investment by having a thorough home inspection performed by an experienced, reputable inspector.
What Makes Property Inspector, LLC Stand Above The Rest?
- THOROUGH INSPECTIONS
- TIMELY REPORT DELIVERY
- COMPETITIVE FEES
- CUSTOMER CARE
One of the most important qualities to look for in a home inspector is experience. A great inspector needs to be familiar with an entire spectrum of issues, from minor fixes to major warning signs for expensive problems. The only real way to gain a true and extensive knowledge of home issues is to encounter them – and that takes time. Luckily, Jim has been inspecting since 2000 with roughly 14,000 home inspections under his belt and he’s seen (almost) everything.
One other way to build experience is through education. Continuing training and education is a core value here at Property Inspector, LLC. Our inspectors take supplemental education classes throughout the year to build their inspection knowledge and keep current on real estate and construction trends as well as new technology in our field. Our goal is to always surpass minimum yearly education requirements as outlined by the State and our affiliated associations (ASHI and NACHI).
We hear this all the time: “My last inspector missed so many issues that we had to deal with later on…” DON’T put yourself through that! This time, schedule with an inspector who will get it right on the first try. Our inspections are incredibly detailed and thorough, and not only do they include a prioritized list of Major and Minor defects, they also provide an extensive list of styles and materials for the home so that your inspection report remains a resource for years to come. Our motto is always to “inspect your home the way we would inspect our home” because we know that you don’t want to live in a house that’s going to give you troubles any more than we do! TIMELY REPORT DELIVERY
When it comes to the real estate process, timing is one of the most important factors. With all the hoops you have to jump through to close on your new home, we make it our goal to help in every way we can to save you time and get you your information as fast as possible. Our team advantage allows us to deliver inspection reports ON SITE (yes, that means NO turn-around time or waiting period)!! We provide digital inspection reports with tons of helpful pictures and informative statements about our findings, and for your convenience we send it to you in three versions. With every home inspection, you’ll receive a Full Inspection Report, a Summary of the Report and a Summary with Pictures. These different versions are helpful for prioritizing the home’s needs and for easily sharing information with your Realtor and the Listing Agent/sellers.
We ALWAYS give an on-site overview of our findings as well, and take as much time as is needed to answer all of your questions thoroughly. We are also happy to walk you around the premises and show you where key features (such as the main water shut off, electrical panel, etc.) are located for your information.
Our fees are competitive with other local qualified inspection firms. Though we might not always be the least expensive option out there, we firmly believe that when it comes to home inspections, you get what you pay for. With multiple home inspection training programs in our area, there are many inspectors around to choose from, and young, inexperienced inspectors often garner business by dropping their prices low. Our inspections come with the guarantee of experience, customer service, and a level of quality that you just don’t find with many other inspection firms.
Our fees are generally based on the size and age of the home, the property type (condo, single family or multi-family, for example) and any additional features or complexities the home might have. Call for a specific quote about your specific property (425) 985-3289 or text (425) 985-3289.
