Jim did an inspection for my client, of a home in Seattle. Among other items, he called out the fact that the electrical panel showed signs of rust on many of the breakers and that it should be investigated further. As it turned out, the external meter was leaking around the seams and permitted moisture into the wall and service panel. An electrician required Seattle City Light to inspect and make repairs to their equipment and in turn, he had to replace the service panel. A new meter was installed and sealed correctly by Seattle City Light.
I pointed out the value of a home inspection to my client, that the electrical panel replacement alone was “worth the price of admission”. She wholeheartedly agreed. There was a total of approximately $4,000 in repairs to this seemingly well-maintained home.
